Vienna House by Wyndham has opened its first hotel in Türkiye, in Istanbul’s Bahçelievler district. The 114-room property, operating under a franchise agreement between Wyndham Hotels & Resorts and ARES İstanbul Turizm, brings the number of brands the group offers in the country to 12. The opening announcement, dated 4 November 2026, marks the addition of a new brand to a franchise relationship that began in 2019.
Bahçelievler becomes the brand’s first location in Türkiye
Vienna House by Wyndham Istanbul Bahçelievler marks the brand’s entry into the Turkish market. Located on Istanbul’s European side, the property is being promoted for its access to Istanbul Airport, Istanbul Expo Centre and the Basın Ekspres business districts. The brand’s first hotel in the country therefore occupies a location where transport links and access to business and exhibition centres are key selling points.
The hotel has 114 rooms across Superior, Deluxe and Junior Suite categories. Rather than adding another property to one of Wyndham’s existing brands in Türkiye, this opening introduces Vienna House to the country’s accommodation market for the first time. For those following the Turkish franchise sector, the central point is that a new brand has entered the market through an agreement with an existing franchise partner.
The Bahçelievler property is presented as the latest step in Wyndham’s long-term growth strategy in Türkiye. With the opening, the group’s network in the country reached approximately 140 operating hotels. The new property’s room count describes the capacity of a single hotel, while the total of around 140 hotels refers to the nationwide network operating under Wyndham brands.
Partnership with ARES expands after its launch in 2019
Behind the new hotel is ARES İstanbul Turizm, an established Wyndham franchise partner. The two companies began working together in 2019 with the opening of La Quinta by Wyndham Istanbul Güneşli. That property was the La Quinta brand’s first hotel outside the Americas.
The Vienna House opening in Bahçelievler adds a brand that is new to Türkiye to the same partnership. The relationship has therefore involved two distinct market debuts: La Quinta’s first move beyond the Americas and Vienna House’s first entry into Türkiye. Although different in geographical scope, both illustrate the development of the relationship between the two companies.
ARES İstanbul Turizm owns and operates both La Quinta by Wyndham Istanbul Güneşli and Days Inn by Wyndham Istanbul Bomonti. Vienna House by Wyndham Istanbul Bahçelievler operates under a franchise agreement signed with ARES. The company’s relationship with Wyndham thus continues to expand across several brands rather than remaining focused on just one.
This background makes the opening more than simply a new name above the door or another location. From a franchise perspective, the key point is that an international hotel group has chosen an established local partner to introduce a new brand to Türkiye. The partnership history outlined in the announcement makes clear that this market entry continues a business relationship established in 2019.
Wyndham’s Turkish network reaches 12 brands
According to Wyndham’s opening announcement, the addition of Vienna House brings its Turkish portfolio to 12 brands. The group has approximately 140 operating hotels in the country, more than 40 of them in Istanbul. The Bahçelievler opening therefore broadens both its nationwide brand offering and its existing hotel network in Istanbul.
The company describes itself as Türkiye’s largest international hotel franchisor by number of hotels. It says its portfolio in the country spans economy, midscale and upscale segments, as well as lifestyle accommodation. The 12-brand total announced with Vienna House’s arrival reflects the range of brands within this wider network; it does not mean that each brand has the same number of hotels.
Wyndham also reports approximately 40 additional properties under development across Türkiye. These projects should be considered separately from the roughly 140 hotels already operating. While the Bahçelievler hotel has opened, the properties under development are projects expected to support the company’s future growth.
The key distinction for franchise investors
Vienna House’s entry into Türkiye highlights the importance of considering brand, property and partnership details together when assessing hotel franchise news. In this case, the new brand is Vienna House, the property is the 114-room hotel in Istanbul Bahçelievler, and the franchise partner is ARES İstanbul Turizm. The nationwide hotel and development figures describe a network much broader than this individual agreement.
The practical takeaway for prospective franchise investors in Türkiye is clear: when assessing a hotel investment, look beyond the group’s overall size. Evaluate the individual brand’s local presence, the partner’s existing operations and whether the property is already open or still under development as separate factors.
