Popeyes plans 26 restaurants in Czechia as suitable sites become scarcer

Popeyes expects to have 26 restaurants in Czechia in 2026. When it entered the Czech market, the chain set a target of opening 60 outlets by 2033. However, in an interview with Czech business newspaper Hospodářské noviny published on 3 November, Marko Blaževič, who heads the brand in Czechia, Poland and Romania, said he saw no reason to accelerate expansion. He highlighted the dwindling supply of suitable sites and the lengthy preparation required for new restaurants.

From the first restaurant to this year’s plan

Popeyes entered Czechia three years ago. At the time, customers queued outside its first restaurant on Prague’s Wenceslas Square. The latest report, however, shifts the focus from launch-day interest to the conditions shaping further expansion: the availability of premises and the time needed to prepare them are crucial.

The figure of 26 restaurants represents the expected network size this year, rather than confirmation that all these outlets are already operating. Likewise, 60 outlets by 2033 remains the target the brand set when it entered Czechia. It is important to distinguish between these two timeframes when assessing its expansion.

Blaževič’s statement that he sees no reason to speed up growth should not be mistaken for an announcement that expansion is stopping. The brand is setting out its expected network size for this year while explaining the obstacles to further openings. The main message is therefore not about pursuing faster growth in outlet numbers, but about the conditions needed to open new restaurants.

For those considering the Czech franchise market, this perspective is relevant beyond Popeyes itself. It highlights the difference between a brand’s long-term ambitions and an individual restaurant project, which needs a suitable site and a realistic timetable.

Suitable sites cannot be taken for granted

According to Blaževič, suitable sites for fast-food restaurants are becoming scarcer, while preparing new outlets takes years. This combination is central to his warning: entering the market later may make it harder to find room for further growth.

This is the assessment of one brand’s representative, not a statistical measure of commercial property availability across Czechia. Nevertheless, it clearly indicates where Popeyes’ management sees constraints on expansion. An intention to open a restaurant does not, in itself, determine when it will be ready to welcome its first customers.

Prospective franchisees should therefore distinguish between the network’s overall plans and the readiness of a particular site when discussing a new outlet. Practical questions include whether a site has already been identified, how far preparations have progressed and what the expected opening date depends on. These are recommendations for assessing a project, not published terms for partnering with Popeyes.

Lengthy preparation also puts publicly announced growth targets into perspective. The number of planned restaurants is a useful reference point, but without a timeframe and a distinction between outlets in development and those already open, it does not provide a complete picture of the brand’s expansion.

Competition extends beyond restaurants

Alongside site availability, the Hospodářské noviny interview addresses competition. Blaževič points out that supermarkets and petrol stations are increasingly competing with fast-food restaurants. In his view, assessing the competition for customers therefore requires looking beyond other restaurant chains.

This observation has practical implications for site assessment. When evaluating a prospective outlet, it makes sense to include other quick-meal options in a review of the surrounding area. However, Blaževič’s comments do not establish any specific effect that a supermarket or petrol station might have on an individual restaurant’s sales.

Another issue is delivery, which the brand’s regional head says eats into margins. Here too, the available information from the interview provides no specific percentages. For business planning, it is therefore more useful to ask how each sales channel affects an outlet’s financial performance than to assume that every additional delivery sale contributes as much as a purchase made directly in the restaurant.

What to take into franchise discussions

The report on Popeyes’ Czech expansion sets out a specific plan for this year, but is not, in itself, an announcement of terms for new franchisees. Neither the restaurant count nor the long-term target reveals the investment required, the territories available or when additional partners might be brought on board.

For anyone considering a food-service franchise, the most useful lesson is the connection between three factors: site availability, preparation time and the economics of different sales channels. Each should be checked separately for any specific opportunity. Practical takeaway: before making an investment decision, ask for an update on site preparations, a realistic timetable and a breakdown of the economics of in-restaurant sales versus delivery. The brand’s growth plan alone cannot provide those answers.
