Opening a Pizza Hut franchise restaurant in Hungary requires an investment of at least HUF 100 million, according to a MoneyBuzz report published on 12 October. Prospective partners should expect a minimum ten-year contract, an initial franchise fee and monthly payments based on turnover. For entrepreneurs considering entering the Hungarian franchise market, these terms, alongside the expansion plans, indicate the level of commitment involved.
HUF 100 million investment and a minimum ten-year contract
AmRest Vendéglátó, which oversees Pizza Hut’s operations in Hungary, is seeking new franchise partners to expand the nationwide network. According to the terms outlined by MoneyBuzz, the minimum investment is HUF 100 million, and contracts run for at least ten years, with an option to renew.
The initial franchise fee is US$32,800. As this is quoted in a different currency from the minimum investment in Hungarian forints, the two figures should be treated separately in financial planning. HUF 100 million is a lower limit, rather than a fixed total applicable to every potential location. Clarifying the budget for a specific restaurant is therefore an essential part of the preliminary discussions.
A contract lasting at least ten years represents a long-term business commitment. Prospective partners should therefore consider not only the funding needed to open, but also the financial and personal commitments involved in running the restaurant over the same period. Renewal is an option under the reported terms, but this does not mean the contract will be extended automatically.
Two separate fees apply to monthly net turnover
According to the report, the ongoing franchise fee is 6% of monthly net turnover, with a further 6% payable as a marketing fee. Together, the two charges amount to 12% of monthly net turnover.
The important distinction is that these fees are based on turnover, not profit. Prospective partners therefore need to account for both charges in their business plans against projected net sales, rather than against the profit left over. This calculation is also necessary when assessing the proposed restaurant’s financial viability.
The 12% does not represent the restaurant’s total operating costs: it covers only the reported franchise and marketing fees. The initial investment, one-off franchise fee and recurring payments each serve different purposes in the financial plan. Rather than combining them into a single figure, prospective partners should review them separately and clarify exactly what each item covers during contract discussions.
Partner support ranges from design to training
According to MoneyBuzz, AmRest Vendéglátó supports incoming franchisees in several areas. These include restaurant design, site assessment, equipment procurement, staff training, marketing and assistance with operational management.
The proposed partnership therefore extends beyond simply using the brand name. The support covers tasks associated with preparation, opening and day-to-day operations. Entrepreneurs considering a franchise in Hungary should consequently examine the precise scope of these services as well as the fees.
A useful next step for prospective partners is to clarify which responsibilities fall to AmRest and which remain with the local operator. The list of design, procurement and training support provides a good starting point, but the detailed division of responsibilities for preparing a particular restaurant should be set out in the agreement.
Partners can propose their own locations
The network currently comprises 29 restaurants in Hungary: 22 are company-operated and seven are run by franchise partners. Franchising is therefore already an established operating model within the Hungarian network, although most restaurants remain directly operated.
Expansion assessments focus on Hungarian towns and cities with populations, including their surrounding urban areas, of around 50,000 or more. Locations under consideration include Székesfehérvár, Veszprém, Érd, Szolnok, Tatabánya and Zalaegerszeg. This represents an assessment of opportunities, not a confirmed opening schedule.
According to Piac&Profit, Miklós Kozák, head of Pizza Hut Hungary, said there was no preferred region or city. In the towns and cities being assessed, the company has identified areas where its research suggests a restaurant would be most accessible, and it continues to look for opportunities.
The search is not limited to these designated areas, however. If a prospective franchise partner sees a business opportunity elsewhere, the company will assess that location too. Interested entrepreneurs can therefore begin discussions with their own site proposal, although this does not constitute site approval or a commitment to open.
Practical takeaway: when considering a franchise, assess the minimum HUF 100 million investment, the dollar-denominated initial fee, the two turnover-based charges and the ten-year commitment together. It is worth preparing a proposed location and a detailed set of financial questions before the first discussion.
